Is there free software to calculate life cycle costs for hospital buildings?

I need to estimate the long-term operational costs (energy, water, maintenance) for an existing hospital building, following ISO 15686-5. Are there any free tools that can do this?

Yes several solid options exist. NIST's BLCC (Building Life Cycle Cost) program is a free, government-developed tool that complies with standard methodologies and is widely used. One Click LCA offers a limited free version. And honestly, a well-structured Excel spreadsheet is often the most flexible and transparent tool you can build it to exactly match your benchmarks and the ISO framework. The software doesn't do the thinking; it just automates the math. Your expertise in selecting the right inputs (energy rates, maintenance cycles, discount rates) matters more than the platform.
